While every property transaction is different, the buying process in Portugal usually follows a relatively predictable timeline once the right property has been found.

Property Search

Typical timeframe: a few days to several months

This stage depends entirely on the buyer’s preferences, budget, and familiarity with the Portuguese market. Some buyers find the right property quickly, while others prefer to explore multiple areas before deciding.

Negotiation and Offer

Typical timeframe: a few days to one week

Once a buyer identifies a property, negotiations usually take place quickly. If both parties reach an agreement, the process moves toward the contractual stage.

I present and negotiate offers with the seller and help structure the agreement so it reflects the conditions both parties are comfortable with.

Promissory Contract (CPCV)

Typical timeframe: 1 to 3 weeks after offer acceptance

The Contrato de Promessa de Compra e Venda is usually signed after both parties agree on the main terms of the sale. At this stage the buyer typically pays the deposit.

Mortgage Approval (if financing)

Typical timeframe: 3 to 6 weeks

Final Deed (Escritura)

Typical timeframe: 1 to 2 months after the CPCV

Once financing is approved and all documents are prepared, the final deed is signed. At this stage the property officially transfers from seller to buyer.
