Guide to Selling Property in Portugal
03 Visits
After the property is visible on the market, interested buyers begin requesting visits. This stage allows potential buyers to see the property in person and evaluate whether it matches their expectations.
What Happens at This Stage
Viewings are scheduled and conducted so buyers can explore the property, ask questions, and assess its condition, layout, and surroundings. These visits allow buyers to form a clearer impression of the property beyond what is shown in listings.
Why It Matters
Property visits are often the moment when interest becomes serious. A well-organized viewing experience helps buyers imagine themselves in the property and can significantly influence their decision to make an offer.

Common Mistake
Sellers sometimes make the property difficult to visit or poorly prepared for viewings.
Explanation
If scheduling is complicated, or the property appears cluttered or poorly maintained during visits, buyers may lose interest quickly. For foreign buyers especially, a visit may be their only opportunity to see the property before making a decision.
Did You Know?
Property visits in Portugal are often more relaxed and conversational than in some countries, with buyers taking time to ask questions about the neighborhood, building history, or even local lifestyle.
The Visit That Almost Didn’t Happen
When the first buyers began requesting visits, Alex initially suggested scheduling them only when it was convenient for him.
Unfortunately, one of those buyers was traveling from abroad and had limited time in Portugal.
In markets with international buyers, flexibility can make a significant difference.
I explained to Alex that accommodating serious buyers — especially those visiting from another country — can sometimes determine whether the property sells quickly or sits on the market.
We arranged the visit.
That buyer eventually became one of the strongest offers.
My Perspective:
Portugal attracts many international buyers who may only have a few days to view properties. Being flexible with visits can make a significant difference.
